Hi, I’m Lucy Arruda, a Licensed Mortgage Broker and Accredited Mortgage Professional (AMP), with over 24 years of mortgage experience and more than 30 years in financial services. I’m also a Registered Collaborative Professional (RCP), a Certified Divorce Specialist (CDS®), and a board member of the Collaborative Divorce Alberta Association.

Separation and divorce bring important financial decisions, especially when the family home is involved. One spouse may hope to stay in the home to maintain stability for themselves and their children, while the other needs to understand their options for a new beginning. Exploring mortgage options early helps both spouses make informed decisions before a settlement is finalized.

As a collaborative financial neutral, I work with both spouses and their collaborative team, providing an impartial perspective on mortgage and housing options. I help clarify borrowing capacity and explain how proposed arrangements may affect each person’s ability to obtain financing. My CDS® training further strengthens the understanding and communication skills I bring to supporting families through this transition.

For some families, the Spousal Buyout Program may provide a way for one spouse to purchase the other’s interest in the family home. I help assess whether this is a workable option, including qualifying for a mortgage in one name and arranging the departing spouse’s release from the mortgage and title with the lender and legal team.
